The city of Kelowna, with its International airport, is just a 90-minute drive North of Osoyoos and regional flights from Calgary and Vancouver come into Penticton, just 45 minutes away. By car, it’s a scenic 4-hour drive through the Cascade Mountains from Vancouver or a relaxed half-day trip from Seattle on the Pacific coast of the USA.

Layout

Clusters (Sub Divisions)

Regal Ridge Clusters, Entrance to Mule Deer ClusterEach cluster consists of between 15-25 plots. With the exception of Sasquatch Trail which had a total of 47 plots. The entrances to each cluster has a magnificent bronze statue welcoming you home with paved roads all the way throughout. The Ministry of Transportation maintains the roads in and out of the development. We have provided a green belt around each cluster to allow for access into the conservation area without having neighbour’s intrude on your property.

Acreages

The acreages are between 2-3 acres in size from Only CDN $139,000 (Euros €97,000) (GBP £87,000) These properties are serviced and consist of:

1. Paved private driveway.
2. Underground power to the lot line.
3. Individual water wells producing an avg. 10-15 gallons/min.
4. Construction ready building sites.
5. Each site has been tested and approved for septic tanks and fields.

Paved Roads and DrivewaysThe acreages offer a pristine view of the mountains, while many other plots also include a view of the lake and town site.

The acreages cannot be sub-divided, however you can have a secondary suite included as long as it’s under the same roofline. Taxes – Approximately 0.5% of assessed value

The taxes on an empty plot are roughly about $1200 CDN per year. Once a structure is constructed the taxes will be a percentage of the assessed value, which usually averages about $2500 CDN per year.

Building

The minimum square footage required is 1800 sq. ft (167m2). This can be included on a two-storey dwelling with an attached garage. There is no specific architecture scale that is implemented. However, we do encourage uniqueness and the color scheme must be earth tones.

New Home under construction.We do not have an exclusive builder, but we do promote within the valley. A list of recommended builders can be provided. The purchaser can bring in any outside builder.

The starting cost to build is around $120.00/sq.ft. ($1,291/m2) Average $165.00/sq.ft. ($1,775/m2).

The purchasers are responsible for installing their own septic tank or field. The total cost will run around $8,000.

Closing Costs & Taxes

The taxes associated with the lot are:

5% GST on the lot price (Goods & Services Tax)

PTT (Property Transfer Tax) 1% on the first $200,000 and 2% on the remaining balance.

The province of British Columbia will be introducing an amalgamated tax with the GST called the HST (Harmonized Sales Tax), which will then increase to 12% of the plot price. We can do some negotiating with the plot price to balance out the final closing cost once this tax is implemented on July 1st, 2010.
