Overall,
property prices in the Málaga province saw steady increases
over the past few years due to it's most southerly position in Europe,
favourable microclimate and proximity to the Airport and Málaga
City. Even though the recession has slowed things down, the popularity
of the town ensures that Alhaurin de la Torre will be one of the
first areas to emerge from the recession. That said the prices of
homes here have traditionally been much cheaper in comparison to
those along the coast. Furthermore, building costs and land values
are a little lower so your money goes a lot further. For example
a brand new 4 bedroom terraced Townhouse with two bathrooms and
community pool will cost around Euros €300,000 (Pounds
£265,000) whilst a 4 bedroom semi detached home will
be around €400,000 (Pounds
£357,000). Investors are
now eagerly eying up the opportunities in this area. At one luxury
resort type development, Sol Andalusi, has been a tremendous success
story and today it is possible to buy a luxury 1 bed Apartment from
around €150,000.
Location
The
location is truly stunning. Nestled at the foot of the pine forested
Sierra de Mijas mountains, and with the town elevated enough to
give fantastic views of the Guadalhorce valley, Montes de Málaga,
the Bay of Málaga, and even the snow capped peaks of the
Sierra Nevada in Granada!
All
of this just 10 minutes by car to the Málaga Airport terminals,
15 minutes to the lovely wide sandy beach at Los Alamos, Torremolinos,
where it's now possible to walk on it's brand new promenade (Paseo
Marítimo) to Benalmadena, a distance of 14 kms! In addition,
Marbella and Puerto Banus are just 40 minutes away.
Background
Alhaurin de la Torre (Population circa 35,000) may
share the same name of it's larger neighbour, Alhaurín el
Grande (Population circa 25,000) but that's where the similarity
ends. Alhaurin de la Torre must be one of the best kept secrets
on the Costa del Sol. Largely undiscovered by the bulk of the foreign
tourists and house hunters leaving Málaga Airport and heading
towards Marbella, yet Alhaurin de la Torre has been growing and
developing at an incredible rate. The town itself is made up of
a quaint, Old Town centre (the Pueblo) with it's narrow cobbled
stone streets and passage ways and the more modern parts with a
thriving shopping area, bars, cafés and terraced restaurants.
Golf
Golfing enthusiasts will certainly enjoy the area, with no less
than 4 high quality 18 hole courses within 15 minutes drive from
the centre of Alhaurin de la Torre. Courses such as the lovely parkland
27 hole Lauro Golf and the challenging 18 hole course at Alhaurin
golf, designed by Seve Ballasteros, which must have one of the most
spectacular scenery for any golf course in the world.
Cost
of Living
Whilst the cost of goods and services in the more touristic areas
of the costa have risen sharply since the introduction of the Euro,
prices in Alhaurin de la Torre have been much less affected. A coffee
is around 1 Euro and it is still possible to get a 3 course set
lunch at one of the many popular roadside 'Ventas' for 7 Euros,
including a beer or wine!
Infrastructure
In
the past two years the Town Hall has invested heavily in the local
infrastructure and there have been many major improvements in all
public areas, including, new schools, new pavements, cycle paths,
a new bypass to remove heavy vehicles from the town, road resurfacing,
flood defenses, new water reservoirs, new and upgraded sports facilities.
Plans are also in place to upgrade the modern municipal sports centre
with an indoor heated indoor swimming pool, a nature park along
the river and the introduction of natural gas for all homes.
The town's new public health centre (where you will find your GP)
opened in mid 2005 and with parking for 90 cars this new centre
plans to set the benchmark for local health services on the Costa
del Sol.
Outdoors
The
green areas, including parks, and plantations are tended to by an
army of gardeners and there are many designated areas specially
for picnics and BBQ's.
Schools
There are some 10 public schools and 1 private school (all Spanish).
All schools offer the same high standards of Spanish public education.
The private school offers 4.5 full days week with lunch included
and places special emphasis on foreign languages (English &
French), Information Technology and Sports.
Conclusion
Alhaurín
de la Torre offers everything and more for those wishing to invest
or relocate to live in the real Spain, yet benefit from having all
the modern conveniences at hand and close proximity to Málaga,
the motorway, airport, beaches and the towns of Torremolinos, Benalmadena,
Fuengirola, Mijas Costa and Marbella, all within easy reach by car.
