With miles of un-spoilt beaches and a climate to mimic that of the Costa del Sol, Morocco really is the Mediterranean's best kept secret. A land of horizons, where sea, sand dunes, skies and mountains extend interminably, Morocco is a place of contrasts. Here, snow capped peaks frame deserts and fertile valleys lie protected by bare rock formations. Morocco's unique character is formed by its position at the point where two worlds meet: Africa and Europe, East and West, Islam and Christianity, The Atlantic and the Mediterranean. This is a fascinating country where ancient beliefs and customs exist happily alongside modern, cosmopolitan attitudes.

Morocco has all the elements required to become one of Europe's best tourist destinations. As budget airlines expand their range and travelers increasingly seek to experience somewhere different, Morocco, less than three hours away, is an ideal option. With its historical richness and un-spoilt coastline, Morocco is a paradise waiting to be discovered.

Morocco aims to increase the number of foreign visitors from 2 million currently to 10 million by the year 2010, building 80,000 new hotel rooms and generating 600,000 new jobs, more than quadrupling tourism and foreign investment. Under new proposals known as Vision 2010 and Plan Azur the Moroccan government has guaranteed that it will provide the necessary infrastructure to connect the coastal resorts with the rest of the country and Europe by constructing 1,000 kms of new roads, increasing internal and international flights, and developing new regional airports, making for excellent accessibility and modern, effective transport links.

In recent years, the Moroccan economy has experienced very encouraging growth. GDP growth in 2004 stood at 4.4%. Morocco's currency (the Dirham) has appreciated by 18% since 1990. On top of this, by 2010 Morocco expects to become part of the Euro-Med free trade zone and working towards a close relation with the EU. A significant development that will undoubtedly boost the economy further still.

Morocco is the new up and coming overseas property destination, with a small scale but burgeoning property market, with many purchasers already buying into some of the most beautiful areas of the Mediterranean coastline. It is widely predicted that the coastal property market in Morocco is set to boom. UK tourism has increased by some 18% in the last year alone.

All you need to know about buying in Morocco

Q. Will I need a solicitor?
A. It is essential to engage a reputable, experienced solicitor. We have connections with a Spanish based solicitor who has a great deal of experience in Moroccan property law.

A. Yes, mortgages are available for 60% of the property value.

Q. Will I need a Moroccan bank account?
A. Yes, you will need to open a bank account in Morocco. We can do this for you. We will supply all the relevant forms and translations.

Q. How do I secure a property?
A. An initial holding deposit of 3,000€ is all that is required to secure a property for 14 days. This gives you the chance to visit Mediterrania Saïdia or to buy, site unseen. If you change your mind within 14 days the holding deposit is fully refundable.

Q. What is the payment structure?
A. 20% of the purchase price, less the initial 3,000€ is payable on exchange of contracts, 20% due when building works commence (anticipated to be early to mid 2007) the remaining 60% is payable on completion by either mortgage or cash to complete the purchase.

Q. What extras should I expect to pay on top of the purchase price?
A. You should budget for about 5 to 6% over the purchase price to cover:
Stamp Duty: 2.5%
Legal fees: 1.1%
Notary fees: 0.5%
Land registry: 1.5% to 2%

Q. What is the capital gains tax situation?
A. Capital gains tax (TPI) is 20% of the profit, with a minimum of 3% of the sale price. There is a double tax treaty between the UK and Morocco to ensure that this is not paid in both countries. Properties sold after more than 10 years ownership are fully exempt from TPI. Properties sold after more than 5 years ownership but less than 10 years are subject to TPI of 10% of any capital gain over 1 million Dirham (approx 90,000€).

Q. Are there bank guarantees.
A. No. This is not common practice with new developments in Morocco

Q. Does the development have any building guarantees?
A. Yes, the development has a 10 year building guarantee very similar to that of an NHBC guarantee in the UK

Q. How can I arrange to view? / Property Inspection Trips
A. We can arrange for you to view the project development first hand at a convenient time. The Developer operates the inspection visits by private aircraft flying direct between Málaga and Oujda airport in Morocco, Check Itinerary, which is only 30 minutes drive from the development. Seats on these private flights are very limited and we subsidise the full cost per seat by 50%. The contribution per seat being Euros 150, which we guarantee to refund in full should you purchase a property in this development through us.
